Land Use

Land use law usually includes some sort of regulatory scheme which must be followed.  To build a house, tear down an outdated structure, operate a business, subdivide, change the use of the land, or even erect a sign,  almost always means that your municipality has to be advised of what you are doing and give their blessing to your intentions.  Frequently you may also need to ensure that you are complying with State laws and sometimes, even federal laws.

All these laws are supposed to be easy to navigate, but in my experience, it is often advisable or even necessary to engage an attorney to work with you.  Your attorney may also suggest hiring civil engineers or environmental consultants whose work will be needed to comply with the law.

As in many other areas of the law, land use is an ever changing collection of statutes and regulations. Check with an attorney in your local area if you have questions about doing anything to change your use of land under your control.
