there are a lot of steps to be taken to make sure that the deal comes together
properly and closes on time. Depending on your circumstances, I recommend that you have at least
four
professionals who will work with you, and with each other, from beginning to end.
Attorney - this individual helps you with those areas
which involve the legal aspects of your transaction and can often give you
recommendations on other professionals who may be required at various stages
of your deal.
Title Insurance Company - in South Jersey, your title
insurance company will research the title of the land you are buying to insure
that the title is clear of defects which could cause problems. They will also
insure the title for the buyer and the lender against losses if it is later
determined that the title is invalid. In North Jersey the search is often
performed by the attorney.
Lender - these are the folks with the money. They will
take your application for a loan and set down a list of criteria which they
will require to be met before they will release the money at the settlement or
closing of the transaction. The lender could be a commercial institution such
as a bank, savings & loan or credit union; or it could be a private individual
such as a family member, or even the seller who holds a mortgage for the
buyer.
Realtor - these folks can be very helpful in working
with you to locate the right seller or buyer for just the perfect home.
Each real estate transaction is unique and other
professionals may be required at various stages of the transaction. Your
attorney can help you decide who is needed and can make recommendations about
who, in your area, has the experience you need for each particular situation.
